Our Sealcoating Process:
POWER BLOW/BRUSH CLEAN AND EDGE GRASS
Starting with a clean surface is the key to ensuring a proper seal on any asphalt. Any overgrown grass is first edged allowing for sealer to reach these areas. This also gives the finished job a much more aesthetically pleasing look. Next we use a wire brush or rotating power broom to clean the surface. Along the way we also clean the cracks of any dirt or weeds.
PRIME OIL SPOTS
If needed we will heat treat oil spots and scrape off any excess residue prior to priming. We use a polymer-based emulsion designed to seal oil, gas, or grease stains. Severe saturation may require a cut-out and replacement of the affected area.
HOT TAR CRACK SEALING
We use a hot rubberized tar, which we apply to cracks generally ¼ of an inch or larger to prevent moisture infiltration. Please note that cracks smaller than these require only sealer. The benefit of hot crack sealing is that the product remains flexible in New Jersey’s freeze-thaw environment. It is important to know that there is no way to permanently fix cracks. Cracks sometimes will re-open. If needed, we provide yearly service to repair these areas.
SEALCOAT
First, we apply the sealer using a brush to any sensitive areas, such as garage doors, brick, or Belgium Block. Then, we heavy machine spray the surface. As we spray, we saturate the pores of the asphalt with a commercial grade coal tar emulsion sealer enhanced with special Black Beauty Sand. The sand is used for traction and the sealer has added latexes for strength and durability. This process insures two things; One, that you receive the greatest amount of sealer and Two, that it is evenly applied. The end result is a beautiful black-mat finish without brush marks! We will then barricade tape the entrance to keep people and cars off. You can remove the barricade tape in 48 hours spring and fall and 24 hours in the summer.
PATCHING
We offer small cold patching for minor holes, as well as saw cuts and infrared patching for larger jobs. The scope of work and pricing will be labeled on your estimate sheet. New patching does not receive sealer, as it contains asphaltic oils, which, like a new driveway need to dissipate before sealing.
